Who it's for

Short-let hosts

Same-day turnarounds that protect your rating, maintain top listing standards, and let you take back to back bookings seamlessly.

Holiday let managers

A whole portfolio on one schedule and one invoice, with tiered portfolio discounts across holiday lets.

Premium serviced accommodation

Hotel-standard resets, professional off-site laundry management, and precise staging to match your listing photos.

Turnarounds

Same-day turnarounds, so you can take the next booking

Our longest changeover takes two to three hours, so a guest can check out at 10am and the next can check in at 3pm the same day. For hosts seeking reliable holiday let cleaning, taking a same-day changeover, instead of blocking out a night, generates significantly more revenue over a season than the total cost of cleaning.

How changeovers work

  1. 1

    Free host consultation

We walk the property with you, agree the changeover window, and work out exactly what each turnover needs.

  2. 2

    Deep clean and inventory build

Your first clean is a full deep clean, and we use it to build a photographed inventory of the property.

  3. 3

    Your property list

That inventory becomes the list the team works from: how each bed is dressed, where every piece of furniture sits, and the order rooms are done in.

  4. 4

    We connect to your bookings

We link to your booking account or CRM so we are notified of bookings and cancellations automatically. You never have to tell us a guest is coming.

  5. 5

    Turnover and same-day report

The property is reset, staged and photographed, and your report lands the same day.

What a changeover includes as standard

You are not buying a clean, you are buying a guest experience that is handled for you. Everything below is part of the standard changeover, not an upsell.

  • Full professional clean throughout
  • Beds expertly dressed to hospitality standard
  • Furniture staged to match your listing photos
  • Complete linen lifecycle handled off site
  • Monthly pure-water jet-reach window cleaning
  • Premium guest consumables supplied and curated
  • Garden furniture set and cobwebs cleared
  • Digital photo report the same day
  • Sanitisation certificate every turnover
  • Fixed price per turnover, whatever the state

Why hosts choose us

Predictable, fixed cost

One price per turnover with the clean, laundry, window cleaning and consumables inside it. You know your cost per stay before the season starts.

Same-day turnarounds

Two to three hours at the longest, so a same-day changeover is normal rather than an exception.

One invoice, portfolio discounts

Several properties on one schedule and one invoice, with a discount that scales as the portfolio grows.

Consistency from the list, not the person

Every property has a photographed list, so the result is identical whoever is on the team that day. We check the furniture went back exactly where it came from.

Employed, DBS-checked staff

We never subcontract, so you always know who has access to your property.

Seven-day scheduling

Early mornings, evenings, weekends and bank holidays. A bank holiday premium applies, as it does to your nightly rate.

Pricing

How holiday let cleaning is priced

Priced per property and per turnaround, based on bedrooms and bathrooms, whether linen is handled on site or off, and how much restocking and staging you want between guests. When comparing holiday let cleaning uk standards, our results-based pricing means that a difficult changeover after a busy weekend never becomes a surprise invoice.

What you get when you start with us

Onboarding includes three pieces of work free, to bring the property up to the standard we intend to keep it at. Values are for a standard two or three-bedroom property.

A full initial deep clean, free

Your first clean is upgraded to an intensive deep clean to set the baseline. Worth approximately £450 + VAT.

An annual flooring clean, free

Low-moisture carpet cleaning once a year, which does not risk delicate fabrics or delay a check-in. Wood and tiled floors steam cleaned or machine polished. Worth approximately £170 + VAT.

An annual gutter clean, free

Preventative maintenance on the building itself, not just the interior. Worth approximately £95 + VAT.

We carry the risk, not you

Standard cleaners want you to take the risk while they take the money. We do the opposite.

Fixed price, whatever guests leave

Most cleaners stop work and want extra hours agreed before they will touch a wrecked property. We put more people on it and have it guest-ready before check-in. No emergency bill, no late check-in.

Evidence, so you can recover it

We tell you it was bad and send the photographs, so you can claim against the guest if you want to. That is your decision, not a condition of us finishing.

Return visits for unreasonable complaints

If a guest complains about a spotless property, we go back and deal with it free of charge. Removing the complaint is worth more than winning the argument.

No long-term contract

Rolling monthly, one month's notice, no exit fees. Take the free deep clean, run with us for a season and leave, and it costs you nothing.

Common questions

We handle the entire linen lifecycle, so after setup you never touch a sheet again.

Dirty linen leaves the property with the team and goes to our own facility to be washed, dried, then ironed or pressed depending on the fabric, and stored flat in tagged, crease-proof bags. Clean linen travels back with the team and is swapped for the dirty set on arrival, so nothing sits in a domestic machine waiting for someone to remember it.

You buy the linen rather than hiring it, and you need one spare set per property, or two if you want same-day turnarounds comfortably.

Mid-stay cleans for longer bookings are available and charged separately. If a mid-stay is needed because of something we missed, it is free.

Yes. We schedule seven days a week, including early mornings, evenings and weekends, to hit tight turnarounds.

We deal with it inside your fixed price. If we arrive to a property that has been badly treated we put more people on it rather than stopping work to negotiate, and it is still guest-ready before check-in. You will not get a surprise invoice.

We will tell you it was bad and send photographs. Because the report includes timestamped pictures of every room from before the guest arrived, you have the evidence to claim against their deposit if you want to. That is your call, not a condition of us finishing.

A full changeover covers deep surface sanitisation throughout, kitchens cleaned inside and out, and bathrooms descaled and sanitised.

Beds are stripped and remade to hotel standard with fresh linen, towels arranged, bins emptied and liners replaced, and floors vacuumed and mopped. Guest consumables are restocked on request and the space is staged to match your listing photos. Every turnaround ends with a timestamped photo report before the next guest arrives.

Back-to-backs are the norm rather than the exception, so we schedule seven days a week including early mornings, evenings and weekends.

Most hosts work to a checkout around 10am and a check-in around 3pm, and our changeover teams work to a fixed checklist inside that window so the property is fully guest-ready before arrival. Where the turnaround is especially tight we put more people on it rather than cutting the checklist.

The things that matter for short-stay are reliability and consistency: a property-specific checklist, a fixed schedule, and proof the property was left guest-ready.

We cover Worcestershire, Warwickshire and Gloucestershire from our base in Evesham, including tourism hotspots like Stratford-upon-Avon, Cheltenham, Broadway and the Cotswold edge. All cleaners are employed and DBS-checked, and we never subcontract, so you always know exactly who holds your keys.

Holiday let cleaning UK standards are set in practice by the listing platforms, which hold short-stay properties to hotel-level hygiene, and guests rate against it. In practice that means properly disinfected bathrooms and kitchens, fresh and correctly presented linen, no dust in the places guests actually look, and consumables restocked.

We clean with COSHH-compliant products to a written checklist and finish with a photo report, so your standards are documented turnaround after turnaround rather than left to chance.

Yes, that is our normal way of working. Our longest turnover is two to three hours, so a 10am check-out and a 3pm check-in on the same day is comfortable.

It matters commercially: being able to accept same-day bookings rather than blocking a night for cleaning is worth considerably more over a season than the cleaning itself.

Yes, including most of the main tourist towns. We regularly work in Bourton-on-the-Water, Stow-on-the-Wold, Moreton-in-Marsh, Chipping Norton, Blockley and Broadway, as well as Stratford-upon-Avon, Cheltenham and Evesham.

If your property is in a Cotswold village we have not listed, it is still worth asking. Check your postcode on our areas page.

A digital report the same day, containing a list of the work carried out and photographs of every room. It also includes a sanitisation certificate confirming the property has been properly sanitised, which is worth having on file for guest health and safety questions.

The photographs double as your evidence in a damage claim. If a guest stains a carpet and says it was already like that, you have a timestamped picture from an hour before they arrived.
