Timestamped reports: proof that protects deposits

Almost nobody has evidence of what a property looked like the day they handed the keys back, which is why deposit disputes come down to one person's word against another's. Every clean ends with a report that settles it. Tenants get proof the property was cleaned properly. Landlords and agents get proof the work was necessary, which is what a deposit scheme actually wants to see.

  • A full list of every item we cleaned
  • Photographs of the finished result, room by room
  • Before photographs where condition warrants it
  • A sanitisation certificate for the property
  • Timestamped, so the date is never in question
  • Sent digitally, ready to forward to your agent
  • Included free on every end of tenancy clean
  • Kept on file if a dispute comes up later

What's included free with every end of tenancy clean

Most cleaning companies charge separately for all of this. We include it, because the things that actually decide whether you keep your deposit should not be optional extras.

Why tenants and agents choose us

Move-outs judged against the inventory, cleaned to exactly that standard.

Inventory-qualified managers

Our managers hold a TDS inventory qualification, the same scheme the deposit disputes are judged under. We also carry out inventories ourselves for a local estate agent, so we know exactly what a check-out clerk is looking for.

99.6% check-out pass rate

Measured from call-backs across the last 18 months, not an estimate.

Nothing-missed guarantee

If an item is marked as missed on the check-out inventory, we return once and clean it, free.

Qualified specialists

Our oven and carpet cleaning is carried out by team members qualified in it, not treated as an afterthought at the end of a long day.

Proof you can use

A photo report and sanitisation certificate that stands as evidence, whether you are protecting a deposit or justifying a deduction.

Employed, in-house team

Trained, uniformed and DBS-checked. We never subcontract, so we control everything our teams do.

Pricing

How much does end of tenancy cleaning cost?

Wondering how long does end of tenancy cleaning take or how much it costs? Our services are priced by the size and condition of the property, not by the hour. A typical 3 bed clean takes 3-5 hours with our 4 person team, and we stay until the property reaches full inventory standard to guarantee your deposit return.

All the cleaning you need, in one place

The safest way to protect a deposit is to have every item on the inventory covered by one company, on one visit.

One supplier, one visit

General clean, oven, carpets, internal and external windows, mould treatment and curtain dry cleaning. Nothing gets left to "we do not do that part".

Send us your check-out list

Not sure what you actually need? Send us the list your agent gave you and we will tell you which items apply and what they cost. No obligation.

Trusted by local estate agents

We work with lettings agents and landlords across Evesham, Worcester, Pershore, Stratford-upon-Avon, Cheltenham, Gloucester, Broadway and Leamington Spa.

We travel further for end of tenancy

This is the service we cover the widest area for. If you are outside Worcestershire it is still worth asking.

Booked as and when you need it

No minimum volume and no contract. Agents book a clean when a tenancy ends, and there is no need to chase us for a date.

Expert on all of it

Because we do every part of the clean ourselves, if you are unsure what a property needs you can just ask us.

Common questions

Agents judge against the inventory and check-out report, and small misses like greasy oven doors, limescale or a dusty extractor can become costly deductions. We clean to that exact standard and back it with a 99.6% pass rate.

Our nothing-missed guarantee covers exactly that. If your agent or landlord flags anything within the guarantee window, we come back and re-clean those items free of charge. It is rare, our check-out pass rate is 99.6%, and your photo report gives you clear evidence of the condition we left the property in.

Yes. Oven, hob and extractor degreasing is included, and professional carpet cleaning can be added by our specialists.

We are based in Evesham and cover Worcestershire, plus most of Warwickshire and Gloucestershire. Check your postcode on our Areas page.

A full end of tenancy clean covers the whole property from top to bottom.

In the kitchen, the oven, hob and extractor are degreased and cupboards are cleaned inside and out. Bathrooms are descaled and sanitised throughout, including taps, tiles and shower screens. Bedrooms and living spaces get floors vacuumed and mopped, skirting boards, switches and surfaces dusted, and internal windows and sills cleaned.

Professional carpet cleaning and a deeper oven clean can be added by our specialists where the inventory calls for it.

It depends on the size and condition of the property, and on how many people we send. Our most common job is a three-bedroom house, where we bring a team of four and the clean takes three to five hours.

We deliberately send bigger teams than most. A cleaner ten hours into a shift starts missing things, and on an end of tenancy clean a missed item is a deposit deduction. Sending four people to a job one person would need most of a day for is how the last room gets the same attention as the first.

Smaller flats are quicker. Larger houses, or properties that also need professional carpet cleaning, take longer. We confirm expected timings when we quote, so you can plan your handover around it.

On an end of tenancy clean, the professional deep clean is the standard. There is no lighter version, because the job is scoped to pass an inventory check, which is a different thing entirely from a domestic tidy-up.

In practice that means degreasing the oven, hob and extractor, lifting limescale from taps, tiles and shower screens, and cleaning inside cupboards and appliances rather than wiping the fronts. It covers the places everyday cleaning skips: skirting boards, door frames, light switches, window sills and high-level dust.

We also use a deep clean to start a recurring contract. Holiday lets, offices and communal blocks all begin with one, free of charge, to set a baseline we can then maintain. It is not a service we sell on its own.

Yes, and it is free. Oven cleaning is not part of a standard clean anywhere in the industry, it is normally a separate charge of around £95 + VAT. We include it as a bonus when you book an end of tenancy clean, because a dirty oven is one of the most common reasons a check-out fails.

The oven is stripped and degreased by someone qualified to do it, including the racks, trays and the glass between the door panes.

The report contains a full written list of every item we cleaned, photographs of the finished result room by room, before photographs where the condition justifies them, and a sanitisation certificate for the property.

It matters because deposit disputes are decided on evidence. If you are a tenant, it proves the property was professionally cleaned and shows the condition you left it in. If you are a landlord or agent, it proves the work was necessary, which is what a deposit scheme asks for before allowing a deduction. It is included free on every clean.

Because tired cleaners miss things, and on an end of tenancy clean a missed item is a deposit deduction.

A three-bedroom house is roughly a full day of work for one person. We send four people and finish in three to five hours, which means the last room gets the same attention as the first. It is the single biggest difference between us and someone advertising end of tenancy cleaning who has not worked out how long it actually takes.

The oven clean, which is normally around £95 + VAT on its own. The cleaning report and photographs, which we would charge £65 for separately. The sanitisation certificate. The nothing-missed guarantee. And free spot treatment on any stains we find during carpet cleaning.

Carpet cleaning itself is roughly half price when booked as part of the clean, because we are already at the property with the equipment.

Yes. Moving gets expensive quickly, so we offer pay-later and finance options alongside card payment and bank transfer. If you need to split the payment, say so when you book and we will set it up.

Constantly, and it is most of what we do. Agents do not usually book cleans in bulk, they book them as a tenancy ends, so that is how we work: no minimum volume, no contract, availability when you need it and no chasing us for a date.

The standard matters more to an agent than to anyone else, because you are the one showing the property. A clean that passes the inventory also shows well on a viewing and does not generate a complaint from the incoming tenant in week one.

Where a landlord wants more than the standard we can take on windows, fascias, gutters, patio pressure washing, bin cleaning and curtain dry cleaning as part of the same visit, so it stays one supplier and one invoice. And the report doubles as the evidence a deposit scheme wants before allowing a deduction.
