How communal area cleaning prices work
Communal area cleaning prices depend on the footprint of the block, the number of floors, how much footfall the shared areas take, and how often you want us on site. A low-rise block of six flats cleaned monthly sits at one end; a busy multi-storey development cleaned weekly sits at the other.
Get your free quote- Fixed, result-based price, not an hourly rate
- Priced on footprint, floors, footfall and frequency
- Your invoice does not move around month to month
- Weekly, twice monthly or monthly rotas
- Initial deep clean quoted separately, so the rota price stays comparable
- Bin store maintenance quoted as its own service
- Portfolio discounts across multiple blocks
- One schedule and one invoice for the whole portfolio
What you get when you start with us
Blocks are usually handed over in worse condition than the managing agent realises, so we do not start by charging you to fix someone else's standard.
Take us on for the cleaning
Your first visit is a free deep clean. We wash down the walls and bring the whole block back to a standard worth maintaining.
Add the window cleaning
Take both services and we include the carpets and hard floors free as part of that deep clean.
Keep both running
The carpets and hard floors are then done free once a year, every year, for as long as both services run.
Portfolio discounts
Multiple blocks go on one schedule and one invoice, with a rate that improves as the portfolio grows.
Bin store maintenance
Bin stores are the single most common complaint in a block and the thing most cleaning contracts quietly leave out. We run it as a separate service so it is properly resourced rather than squeezed into a routine visit, with a tip run once a quarter to clear whatever has been fly-tipped.
- Store area swept and tidied
- Bins returned to their proper positions
- Surfaces deodorised
- Spillages cleaned down
- Fly-tipped items removed
- Quarterly tip run included
- Photographed on every visit
- Quoted separately from the main rota
Common questions
Whatever suits the block, weekly, twice monthly or monthly. We recommend a deep clean first, then maintain those standards.
Every visit ends with a clear after-clean report including notes and photos, so you always know exactly what was done.
Yes. Bin-store cleaning, fly-tipped waste removal, mould treatment, grounds sweeps and communal carpet or window cleaning are all available as add-ons.
Quotes are built around the size of the building, the number of floors, resident footfall and how frequently you want visits. We price on results rather than hours, so you get a fixed, predictable figure instead of an hourly estimate that varies each month.
Where a block needs bringing back up to standard first, we quote that initial deep clean separately so the ongoing rota price stays clean and comparable.
Our standard communal area cleaning services cover entrances and lobbies, stairwells and handrails, lift interiors, and hallway floors vacuumed and mopped. High-touch points like handrails, door plates and switches are disinfected on every visit.
Outside the core areas we also tidy and deodorise bin stores, polish glass and door panels, and clear cobwebs and high-level dust. Grounds sweeps, communal carpet and window cleaning, fly-tipped waste removal and mould treatment are all available as add-ons.
Multi tenant cleaning works best on a fixed rota with a fixed team, so residents and office staff see the same uniformed, DBS-checked faces each visit rather than a rotating cast of subcontractors. We never subcontract, so key security and site access stay with us.
Each site gets its own checklist covering shared entrances, stairwells, lifts and bin stores, and every visit ends with a photo-verified report so managing agents can see the work was done without having to attend site.
Switching is more straightforward than most managing agents expect. We start with a site survey to see the block as it actually is, then agree a checklist and rota with you.
If standards have slipped under the previous contractor, we usually recommend an initial deep clean to set the baseline before routine visits begin, so you are not paying a maintenance price for a recovery job. From there the rota runs to schedule, with a report after every visit.
Yes. Take us on for the communal cleaning and the first visit is a free deep clean, walls washed down included. If you take the cleaning and the window cleaning together, we also do the carpets and hard floors free as part of that deep clean, and then free once a year for as long as both services run.
Yes, as a separate service alongside the cleaning rota. The area is swept and tidied, bins are put back, surfaces are deodorised, and fly-tipped items are removed, with a tip run once a quarter.
We keep it separate rather than folding it into the routine visit so it gets the time it actually needs, and so you can see exactly what you are paying for.
